As part of multiple ongoing works at a large site in Marylebone, MCo Group Ltd were instructed to carry out slab replacement works to the front of the property due to water ingress into the vaulted brick ceiling of the storage areas below.

The works entailed breaking out and disposing of the existing concrete slab and adjoining wall, grubbing out extensive tree roots which were compromising the slab, installing new drainage, rebuilding a stone wall to a new curved configuration, infilling old coal chutes and re-laying the sub base and concrete slab.

ISSUES & OBSERVATIONS

The excavation works needed to be carried out carefully as there are vaults below the slab and the thickness of the existing build up was not certain. We carried out a constant watching brief from the vaults below to avoid any issues. The tree roots also needed to be removed very carefully as they were situated close to the perimeter wall, investigation works were carried out prior to removal to establish the direction of the roots to ensure they were not breaching the wall’s foundation.
